All Guests acknowledges that he/she is aware of the following:

YOU MUST BE 21 YEARS of age to rent any property at River Grove Rentals/SRT Properties LLC.

WRISTBANDS: Must be worn at all times on property.
CAR PASSES: Must be visible on rear view mirror of vehicle for guests entire stay.
QUIET TIME: 10:00 pm to 10:00 am (NO EXCEPTIONS!) If Property manager is called out to the property after 10pm because this rule is being broken, the Guest will be charged $200 per person for each person staying in the house. We have a wristband count per house upon arrival.

CHECK IN: 3:30 pm
CHECK OUT: 10:00 am
Guest will be charged $250.00 for every 30 minutes the guest has not departed , Peak Season NO EXCEPTIONS.

No vehicles will be driven to River. Only Golf carts that have been approved by the office.
SPEED LIMIT: In all designated driving areas for motor vehicles is 5 mph.

QUANTITY OF VEHICLES:
House 1-6 = 2 VEHICLES, House 7-10 = 3 VEHICLES…May have extra for extra Fee per car per day

GOLF CARTS are to be driven slowly only in designated areas. You must notify the office if you plan on bringing a cart to the camp. It must be approved. NO ATV’s at anytime! No exceptions.

WALKING/HIKING: Some of the landscape/terrain can be steep, thus dangerous. Take caution at all times when exploring the designated areas of the property. 

SNAKES/INSECTS/ DANGEROUS ANIMALS – Poisonous snakes and insects maybe encountered anywhere on the rental grounds. All guests should remain alert for these dangers. Animal traps are set up at the back of property to protect property and guests. You as a guest understand management will take all precautions necessary to keep guests safe when animals are present in traps/or on property.

POOL- NO LIFEGUARD on premises! You will swim at your own risk. Closes at 10:00 pm Re-opens at 10:00 am
RIVER- NO LIFEGUARD on premises! You swim at your own risk. You understand we are not responsible for any accidents.

TOWELS: WE DO NOT PROVIDE TOWELS.
ROPE SWING: NO ROPE SWINGS ALLOWED.

FIRES in FIRE PIT: Only burn fires in designated BBQ Pitts/Designated fire rings. Flames must NOT exceed 5 feet.
DO NOT POUR GASOLINE IN THE FIREPITS!!!! Be aware of BURN BANS.

TUBE RENTALS: Any tube brought back popped or damaged is subject to a $40 FEE
PORCHES: DO NOT BBQ/FRY or cook anything on the porches of your rental. $250 FINE
SMOKING: NO SMOKING in any rental facility. $250 FINE
FIREWORKS: NOT allowed on the property. $500 FINE
CONFETTI EGGS/PINATAS: NOT allowed on property. $50 FINE
WATER BALLOONS: NOT allowed on property. $50 FINE
GLASS BOTTLES: NOT ALLOWED ON PROPERTY or at the RIVER!
HEALTH/WELL BEING: All guests acknowledge that he/she suffers from any medical condition he/she must bring their own medication. This includes first aid kits/insect repellent etc. Frio River Grove Rentals will not supply any medication/repellent/first aid kit.

WE ARE NOT RESPONSIBLE FOR POWER OUTAGES AND SATELLITE OUTAGES. We will call and report outages. No refunds will be given for outages.
PAID GUESTS ONLY – I understand that only registered, paid guests are allowed on the property and that intentional failure to disclose the correct number of people on the property in guest(s) party is a crime.

DAMAGES: You agree to pay for extra clean up needed from messes that guest(s) leave and you agree to pay for any damages to rental property caused by him/her or his/her guest(s).A $250 deposit will be charged upon check in. If there are no damages, your card will be refunded the $250. We have the right to charge the credit card on file for any damages or stolen items.

All prices are subject to change.

MISSING PROPERTY: You agree to return or pay for any missing property after the understood guest(s) vacates rental premises.
Many cabins have bunkbeds. Guests should be cautious when getting on/off or when on these beds. Damages will be billed to the credit card on file.
PETS: A limit of two dogs per house. A fee of $100/night will be assessed for not complying with the pet policy. Dogs in houses must be less than 60 pounds. Pets are not to be left unattended outside at any time. All dogs must be on a leash at all times. Please pick up droppings and dispose of properly when walking your dog anywhere on River Grove Property or near the river. NO CATS ALLOWED! Please contact us for more information. 

The fees for pets are as follows:

0-30 lbs.- $30/dog/night
31-60 lbs.- $40/dog/night

RV SITES- We will allow 2 dogs per site. Dogs must not exceed 60lbs. Cleaning up after your dog(s) is your responsibility. When dogs are outside of the RV they must be on a leash at all times. No dog will be tied up outside the RV when you are gone. You must put the dog(s) in your RV or take them with you.

Tents are not allowed on the property at any time. However, you can have a canopy at your site. We do have WIFI available around the office area. 2 – car passes come with your site. Any extra vehicles will need to be paid for per night.

ENFORCEMENT: Please take care of the natural environment and our facilities. We reserve the right to charge cleaning or repair fees for damage to our property. We reserve the right to refuse further service to any guest at any time based on the managers’ discretion. If a guest is asked to leave, they will be responsible for their entire stay in addition to any cleaning or repair fees incurred.

All guests are responsible for picking up their own trash and placing it in the dumpsters provided. Rentals without dumpsters must place it in the outside garbage containers that are provided. Mesh bags are available at the office for your use on the river. Please do not litter by throwing trash, rocks, cans, soda/beer tabs, bottles, cigarette butts, etc. on the ground or other areas.

AGREEMENT: Guest agrees to all the TERMS/RULES/POLICIES listed above and agrees to all the TERMS and CONDITIONS on the FRIO RIVER GROVE RENTAL website.

Guest will agree to sign the Hold Harmless Agreement or the guest will not be allowed to stay at the property. Payment will be due in full. No refunds.
